i knew of a girl at uni whose parents bought her a house, let her live there rent free and let out the other rooms in the house at the market rate. this struck me as an inevitable cause of tension and hatred.
i'm a long way off being able to buy my own place. i can just about afford to rent in the city centre but choose to do so just outside becaue it knocks about 160 per month off my rent...
the window of agents near St.Johns Street when I was early for a conference and 1/2 bed places near the city centre were at £135 - £150k.
They looked like good value to me although I don't know Manchester all that well and what was described as a central location could have been anywhere for all I know!
Adding value to the property by doing it up as soon as it's bought, renting it out at a reasonable price whilst living there myself, and then when it's no longer needed, selling it on for a profit. I don't see why more people don't do it.
Well, to be fair my parents are experts at playing the property market and have the contacts to get EVERYTHING done at a knock-off price. As well as Dad's personal skills as a plasterer, tiler, electrician, plumber, carpenter etc. And we're about to sell this house for A LOT more than we bought it for and start renting... and we have certain plans for how to well-invest the profits from it. I don't suppose most people are so skilled with money.
they're good at spotting properties that have 'potential' - can be converted easily, are in areas about to soar in value, etc etc.
i've decided i no longer give a flying fuck about buying somewhere. i want to live where i chose, not where everyone else doesn't want to, thankyouverymuch.

We got it for less than £40k and, although it's not been valued yet, people speculate it's worth up to £200k now. That much would be nice but we don't need it and it doesn't sound realistic... but that's mostly because we bought a 4 bedroomed 1 bathroomed semi with a mudpatch round back, and now live in a 5 bedroomed 2 bathroomed semi with driveway, convervatory and planning permission for a garage. That's not to mention the all-round terrible presentation of the property when we bought it... it didn't even have fitting carpets.
It's not a matter of money, either. Currently 50% of dad's wage goes on repaying the mortgage because we're greedy skint bastards. :P As soon as it's sold, that's nicely freed up, and 3 years of struggling will have paid off well.
The profit will be invested in two family business ideas (which will keep me in a weekend job over uni if we can get the property we have our eye on), and then buying, doing up and renting properties, and charging enough to cover the cost of the mortgage while the market HOPEFULLY continues to rise, is on the agenda (part of which I'll be responsible for, obviously).
and a really really great garden with decking, a pond with water feature, rockery, swing, bamboo plants, trellice etc... all the current garden fads that everyone loves. I was gonna say that after I mentioned the mudpatch that was there before...
Not to show off, obviously. This is more intended to inspire people to take a risk in a huge investment and see where it can lead. I really admire my parents for this. :)

being able to improve properties yourself without hiring people in to do it for you is probably pretty helpful, though.
