      though Vauxhall is my first choice of area due to it's proximity to where I'll be working.

              for £500/each a month. converted house opposite vauxhall park, no silly estate buildings.

              i actually really liked living there, shame the flat had cockroaches :(

                where do you find properties? Gumtree? Flatshare? or just local estate agents....

                  Also when you look check which borough you are in as this will determine your council tax and some areas have really high taxes and they are generally quaterly so you don't want to get hit with a giant bill in the middle of your year type thing.

      I'm siphoning savings into paying for accomodation next year.

      Oh, and I come with a housemate. He's ok, if a little driven. Tidy enough though!

          but only 11 and a half thousand or something, cause it's only 10 months. And after tax, that's about 9-10 grand. Which is not very much at all.

          And I really want to save some, cause I'll have a smaller student loan in final year and I want to do a proper holiday/travelling thing, cause I haven't yet.

                  Cause I would probably end up dipping into savings anyway. What I've done at the moment is drafted up a budget whereby I removed about £200-300 per month from my savings to substantiate my wage.

    studying in Elephant and Castle so anywhere near-ish on the Bakerloo or Northern Line would be good. That said I'm sure there's plenty of buses that serve Elephant too.

      Same boat... Living in elephant at the moment, but plan on moving to Kennington with student friends in a few months. There's a bmx bowl at Kennington which makes me happy. In my pants.

      Elephant has great bus-links, can get to most places in zone 1/2 from there.

      there are tons of buses to Elephant and it's student central.

  • I'm moving in June, back with the rents

    and then providing I get a job, looking for somewhere in Shepherd's Bush in July/August. I've already sorted out who I'm living with though.

    ...and think you'll be able to afford it somehow.

    This was my first mistake.

    Make sure you get somewhere with a living room, unless you already hate your soon-to-be flatmates.

  • So what would people on here recommend

    in terms of fairly nice/affordable areas to live?

    • Honestly?

      Somewhere that isn't London. Depends on what you class as nice. I've opted to look in Shepherd's Bush because it isn't massively expensive in relative terms, has a fair few facilities nearby and isn't all that far from central London (20 minutes on a bus, and the Central Line tube station *should* be open by October).

      I did consider Kennington too, little more expensive though I found. It does boil down to luck though.

        Kennington is definitely worth a look, from what I hear. Otherwise I'm thinking I'll maybe look around Earls Court. Thing is, I'm happy to pay more if it means I'll save on transport to/from work.

        One Disser on here found a really nice flat in Leyton for £300 per month, so I'm hoping on a similar stroke of luck.

    • I live in Brixton

      It's alright, been there over a year now. Great things locally on the cheap like a comedy night at The Babalou Bar and the Windmill in walking distance. It's easy to get to Vauxhall on the Victoria Line and I've never had any trouble despite the supposed reputation. In my opinion, all of London is dodgy, it's just that some areas look nicer lulling you into a false sense of security about it all. The only time I've been mugged in London was within the square mile.

    who is also looking for a place from Sept. She's probably looking around the New Cross area though, because she'll be studying there.

    It might be more in your price range than the more central places you're thinking of at the mo.

    As avoidance of big horrible commute should factor heavily into your decision.

      far from ideal in terms of finding things relatively nearby and affordable.

      • yeah that is tricky

        but the Victoria line is ace and very fast so you could easily manage to live up North East should you wish. But yeah Brixton/Stockwell would be ideal or anywhere on a train line into Victoria would be easily manageable too e.g Camberwell.

          I'm not too keen on fucking my year up by getting burgled/mugged.

            There are good and bad bits and wherever you live you are at risk of being mugged or burgled.

            I like Brixton personally (not that I have ever actually lived there) although I do prefer North East.

                i appreciate that there are a number of nice properties around there (BRIXTON VILLAGE LIEK WOAH) but having to go near that main drag around the tube station every day? massive sadface.

                  I was walking back to the station from The Windmill in Brixton on Monday night - it was around 9pm so not too late and I got harrassed by at least 3 drug dealers in a space of 200yards.

                    he moved into a shared house with some randoms, and a couple of them were freegans who used to cook roadkill :|

                    NO it's dangerous, chocka with drug dealers and going to/coming from the tube is like taking one's life in one's hands.

                    • This is an exaggeration

                      Brixton has much more of a negative reputation than it deserves in my opinion. It's got it's shadier side, but I've never had / seen trouble since living there. It's not the nicest area in London, but I think you could do far worse.

                  it's more than a bit draining although fine for sporadic visits. See also Camden. Lots of Camden is extremely nice but around the station and market is hell.

          or up near Seven sisters is good as well, I'm on £475/week, but that includes council tax, so you should be able to get your budget (plus i'm central side of finsbury park). I can keep an eye out on my work notice board, they often have dsome good rooms, plus you'd be staying with nurses

            although I'm sure some of the residential streets are fine. Much of Finsbury Park is surprisingly nice given the horrible area around the station. Excellent transport links too.

  • Kennington's nice

    You got the park, you got nice houses, you got nice pubs, it's near the river, it's got ace transport links and it's not that far from the city centre. IT'S GOOD.

    Might cost a little more than a shittier area of London though.

    to be a student again. I haven't thought about logistics yet as its a frightening prospect and I don't know anyone in a being able to handily move into their spare room kind of way. Oh god, I'm going to end up in a hovel.

        because I'm going to be postgrad and stupid UCL won't even consider applications from UK students for accommodation until after term starts which is completely pointless, because it all goes to international people first.

          second the Finsbury Park recommendation. Used to live there and work at Victoria and it worked out very well. Only 15-20 minutes on the Victoria line. Also stacks of buses around there. Probably want to avoid Blackstock Road (Algerian Mafia Central) but anything on one of the quieter roads sneaking your way up to posh Highbury would be good too!

    the recommendations of Finsbury Park. It's not glamourous, but its pretty cheap and the transport is ace.

    I currently live in Stamford Hill, which isn't that great for transport. But on the other hand I'm surrounded by Hasidic Jews. Yeah!
